Fees to Landlords

Landlord Tenant Find Fee - £480 inc VAT

Cost to market the property and conduct all viewings to find a suitable tenant, tenancy agreements and all tenant references, collection of first months rent and deposit and registration of the deposit with the TDS and up to date legislation advice

 

Rent Collection Monthly Fee - 8.4% inc VAT

Collection of Rent, pursue of non-payment of rent and provide advice on rent arrears, regular arrears checks, monthly statements and renewal and rent increase negotiation.

 

Fully Managed Monthly Fee - 12% inc VAT

Collection of Rent, pursue of non-payment of rent and provide advice on rent arrears, regular arrears checks, monthly statements and renewal and rent increase negotiation. Arrange any required maintenance, day to day management of the property including main contact for all tenants, property visits conducted every 6 months and end of tenancy deposit negotiations.

 

Renewal Fee - £120 inc VAT

Contract and rent negotiation, amending and updating terms and arranging a further tenancy agreement.

 

Inventory Charge - To carry out a schedule of condition for the property

Studio / 1 Bedroom £120 (inc VAT)
2 bedroom £144 (inc VAT)
3 bedroom £144 (inc VAT)
4 Bedroom £168 (inc VAT)
5 Bedroom £192 (inc VAT)

 

For larger properties an additional charge of £30 INC VAT per extra bedroom will apply

 

Check Out Charge To be carried out at end of tenancy

Completion of County Court Claim Form £240 (inc VAT)
To attend court on the landlords behalf £168 (inc VAT)

To instruct bailiffs and complete eviction procedures after court hearing

Tenant Fees

Administration fee - No Fee

For all tenancies starting on or after 1st September 2019.

 

Holding Deposit

Holding deposits are calculated at the equivalent of one weeks rent. This payment is due upon securing the property. The amount of holding deposit will be deducted from the amount of security deposit you are due to pay upon signing the tenancy agreement. This will form your full deposit which will be registered in full within 30 days of receipt.

 

This reserves the property whilst your application is being processed. Your holding deposit will be withheld if any tenant (including a guarantor) withdraws from the tenancy, if any tenant provides false or misleading information or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
